When purchasing a home, buyers very often imagine themselves living in the home they are viewing. Therefore they must be made to feel completely at ease and like they are at home.
Herewith is a short list of suggestions that may assist you and your marketing agent, in your quest to get the best possible price in selling your biggest and most valuable asset, your home.
- It’s important for the front and the entrance to your home to look neat and fresh, even better if you can repaint it, the old expression goes “FIRST IMPRESSION IS A LASTING IMPRESSION” which in point of fact means, if your home is scruffy, peeling, dirty walls and grass is growing up to your knee caps, it means you are looking to get a low offer on your home, even if it may be stunning inside.
- The purchaser/s have already made up their mind, outside when they first saw the home and they deducted off R50 000.00, so far for renovations and painting.
- The next important point that the purchaser/s look at is when you enter the home, is it neat? Remember, put yourself into those purchaser/s shoes, they want a home to be proud of, to invite there family and friends to show off there new acquisition !!
- So they picture themselves living in this home, where would there furniture go? Is there space for it? What would there parents say? What would their friends say? etc…etc…etc…

put off purchasing a home, therefore it’s better not to give the purchaser ammunition to shoot down the price or worse pass on a prospective sale !! A clean smell in the home is always a good idea, spray a little bit of nice smelling air freshener or furniture polish, some people even say fry onions, on the stove, the smell apparently reminds the people of home and people like that.
